  A charming 300-year old stone farmhouse perched high on a hillside, surrounded by oak woods, cypresses and olive groves: sleeps up to 11 persons with 6 Bedrooms and 6 ensuite bathrooms (the sixth is a study/TV room that can become a single bedroom).

  1 large dining room, with traditional peasants' hearth, seating up to 16, leading to a stone-paved and straw sheltered al fresco dining area (seating up to 16)

  1 fully equipped kitchen (with separate storage and cooking areas and country-style fireplace)

  1 service room with two doors fridge with ice maker and cold-water dispenser, professional washing machine, tumble dryer, ironing equipment etc.

  Staircase leading from living room to upper level, also able to be reached directly from parking area.

  OUTDOORS

  Very extended sheltered stone paved terrace facing the valley for al fresco lunches and dinners for up to 16 seated guests. Built in barbecue.

  Solar Swimming Pool (13 x 4 meters) with jet stream, especially conceived to take delight of the landscape. Pool heating by solar panels to have it naturally heated at 28/30°C (82/86°F) in summer and 24-26°C (75/79°F) in mid-seasons, depending on weather. Dedicated boiler can further increase the temperature, if needed.

  Solar Hot Tub facing magic sunsets on the valley. In cloudy or rainy days or at night it can be heated by a dedicated boiler.

  Railway station (CHIUSI -CHIANCIANO TERME) with trains leading to Rome and Florence: 25 minutes

  Florence Airport 1 hour and 30; Rome Fiumicino Airport 2 hours, Pisa Airport 2.5 hours. Private jets, also fly into Siena Airport (1 hour) and some airlines to Perugia Airport (1.5 hours)

  Celebrated Tuscan hill towns as Montalcino, S. Quirico, Pienza, Montepulciano at 15 to 30 minutes driving reach. Perugia, Siena and Assisi: 1 hour. Florence 1.5 hours, Rome 2 hours.
